ERPOA 2004 Meeting

The annual meeting of the Eagle Ranch Property Owners Association was held July 31, 2004. Les and Phyllis Acker hosted the pot-luck lunch and business meeting at their barn on Eagle Ranch Road. A quorum of property owners were in attendance so business could be conducted and officers elected.

Association president Ed Scriven conducted the meeting after Association members and guests enjoyed a good time of visiting and eating a family pot-luck lunch. Phyllis Acker, secretary, read the minutes of last year's meeting and gave the treasurer's report in the absence of treasurer, Connie Robinson. (Connie is recovering quickly from her burns on hand and foot, by the way). Rocco Covalt, board member-at-large reported that a fire-protection district for the ranch is several years away from reality due to the high cost of equipment, uniforms, a building, training and insurance. The members voted to continue to put money in savings toward the future fire-protection district. Jim Sandusky, vice-president, reported on the road maintenance this year, and Ed Scriven gave an update on the weed situation on the roads. Mowing, weed-spraying and grading are required to keep the roads in usable shape. A portion of our Homeowner's dues is again budgeted for this work.

New business included the following:
1) A meeting with the Pueblo County Commisioners will be held on Sept. 21, 9am to address a variance request on road and land use at Eagle Ranch. ERHOA members are encouraged to attend if possible. (See Variance item on website Upcoming Events).

2) Members voted to have "Covenant-Protected Community" signs posted at all road entrances to Eagle Ranch, and a covenant oversight committee will be more active to help homeowners stay within the established covenants.

3) A website (this one) is in the works for the Association. Cathi Scriven will volunteer as webmaster. Members decided that the Eagle Ranch covenants should be posted on the website. (See separate document, soon to be posted).

4) It was decided that next year's ERHOA meeting would be a pot-luck and bar-b-que, with the Association providing the meat to grill, and property owners bringing salads, veggies and desserts. Bring-your-own-chairs was again encouraged for those who can. Time and place to be decided.

5) Election of board members for a new two-year term was held. Officers elected as follows:
Ken Simpson - president
Nicole Swartwood - vice president
Allison Oswald - secretary
Cathi Scriven - treasurer
Jim Sandusky - board member-at-large

6)Due to the lack of owner traffic on the north end of the ranch, and the resulting vandalism of road and property signs, as well as trash being dumped on some lots, members voted to have a chain or locked gate installed at Shadow Lane. Property owners on Shadow Lane, rancher Jack Snell, and CF&I Steel will have access by key or prior arrangement.

A big thanks to outgoing board members Ed Scriven, Rocco Covalt, Phyllis Acker, and Connie Robinson for all their hard work over the past two years. Thanks also to Jim Sandusky, not only for his hard work, but also for continuing to be on the board for another term, and helping the new board members "learn the ropes."

The meeting was adjourned just as the afternoon rain storm hit the ranch (an almost daily occurance this summer!) Hope to see y'all at next year's meeting.
